PRICING & COSTS

Do you charge showroom markup?

No. We’re a warehouse-direct supplier — we buy direct from distributors and pass that pricing straight to you. There’s no showroom overhead, no commissioned salespeople, and no markup to recover those costs. What you get is supply-house pricing with full installation included.

How does pricing work for property managers?

Property managers get bulk-unit pricing: the more units you bring us, the better your per-unit rate. We give you a consistent price across your entire portfolio so there are no surprises when unit 12 comes up. Call or text us with your unit count and we’ll put together a property-specific quote.

Are your quotes free?

Yes, always. We’ll come to your property, take measurements, and give you a written quote at no charge. No pressure, no obligation.

What’s included in the price?

Material, labor, and basic prep are all included in our quotes. We’ll flag anything unusual (major subfloor repairs, unusual layouts) upfront — no surprises on invoice day.

PROCESS & TIMELINE

How fast can you install?

Our standard turnaround is 48–72 hours from material selection to installed floors. For property managers with vacant units, we schedule around your tenant’s move-out to minimize lost rental income.

Do I need to come to a showroom?

Never. We bring samples directly to your property — your unit, your lighting, your actual subfloor. You make the decision in the space where the floor will actually live, not under fluorescent showroom lights.

What does the process look like start to finish?

You call or text us, we set up a time to bring samples to your property, you choose your material, we schedule install within 48–72 hours, and our crew shows up and gets it done. That’s it. Most projects from first call to finished floors take under a week.

Can you work around tenant schedules?

Yes. We coordinate directly with you on scheduling. For occupied units, we’ll discuss access logistics. For vacant units, we build our schedule around your lease turnover timeline.

MATERIALS

What types of flooring do you carry?

We stock Luxury Vinyl Plank (LVP), Engineered Hardwood, Porcelain Tile & Stone, and Carpet. Our LVP is waterproof and scratch-resistant — ideal for rentals and high-traffic areas. Our hardwood options include refinishable engineered products built for Chicago’s humidity swings.

What do you recommend for rental units?

For most rental applications, we recommend waterproof LVP — it’s scratch-resistant, easy to clean, holds up through dozens of lease cycles, and looks sharp. It’s our most popular choice for property managers and tends to be the best value long-term.

Can I get samples before committing?

Yes — that’s exactly how we work. We bring samples to your property as part of the quoting process. You see the material in your actual space before you’re on the hook for anything.

Do you offer warranties on materials?

Yes. All materials come with manufacturer warranties, and our installation work is guaranteed. We’ll walk you through the specific warranty on whatever product you select.

Do you handle single rooms or just full homes?

Both. We’ll do a single bedroom just as readily as a full house. There’s no job too small — if the economics make sense for you, they make sense for us.

What if I have multiple properties in different neighborhoods?

We handle multi-property portfolios regularly. Give us your full property list and we’ll work out a schedule and pricing structure that covers everything efficiently.
